The Building Management

HVAC System Balance is a dynamic process. Tenant changes resulting in adding, moving or deleting air terminal outlets will ultimately change the air flow patterns through the ducted distribution system, and consequently necessitate rebalancing to avoid higher energy costs. To comply with health code standards, the ventilation systems, toilets, kitchens, etc., should be tested and maintained in balance. Heat transfer equipment, such as cooling/heating coils, chillers, condensers and cooling towers are susceptible to reduced water flow distribution when pipes become scaled, strainers become clogged and fins become clogged with lint. These problems can occur even with water treatment. Testing will quickly locate these costly problem areas. Outside air is usually introduced into the air distribution system. Economics dictates that you should not bring in more than the health code requires. Our testing will establish the required quantity and then we will make the necessary adjustments to maintain it. Tenants tamper with thermostats until they no longer serve their purpose. Testing and calibration will restore their useful operation. Reduce tenant complaints and free the building engineer to perform his daily services.
